2.9 million sq. ft. development proposed next to Richmond Olympic Oval (RENDERINGS)

The proposal covers an area roughly 20 acres at the southeast corner of the intersection of No. 2 Road and River Road, which is currently occupied by light industrial uses such as warehouses.

A formal application for N2W, the name of the project, has yet to be submitted to the municipal government, but preliminary details show this is spearheaded by Westgem Communities Development and designed by GBL Architects.

1.5 million sq. ft. of additional homes proposed for Vancouver's River District

Additional tower sites and extra height for already planned towers are proposed for River District, also known as the East Fraser Lands, in the south easternmost corner of Vancouver.

Local developer Wesgroup Properties, the owner and developer of the 128-acre former industrial site along the Fraser River, just south of Marine Drive and west of Boundary Road, is looking to add 1.55 million sq. ft. of additional residential space — specifically within the southeastern parcel of the new neighbourhood deemed as Area 1 and Area 3.

Lansdowne Centre closing in 2025 for redevelopment into 24 towers (RENDERINGS)

To provide some perspective, with a total floor area of six million sq. ft., the proposed mixed-use redevelopment of Richmond’s Lansdowne Centre shopping mall with 24 mid-rise towers would be equivalent to the size of 80% of the floor area Amazon is seeking for HQ2. With its staggering scope, Lansdowne District, the name of the redevelopment, will be one of the largest projects to be built in the region and certainly within the municipality.

And now, Vanprop Investment Inc., the owner of the mall property, has released new and updated preliminary conceptual designs of the 50-acre redevelopment – framed by No. 3 Road to the west, Alderbridge Way to the north, Kwantlen Street to the east, and Lansdowne Road to the south – in the emerging Richmond City Centre area.
